5.1.

Titel: General contractor services, Gemran Embassy Amman
Beschreibung: The Federal Republic of Germany intends to construct one new building for chancellery, residence and visa office of the German Embassy in Amman/Jordan. The building plot with a size of approx. 13,573 m2 is owned by the Federal Republic of Germany. The plot is located in a well-developed residential area of Amman. Several embassies of other nations are located in this area. The plot has a slope in west-east direction. (Height difference approx. 3.0 m.) The site is not built on. The gross floor area to be realised is approx. 6,200 m2 and the gross volume approx. 25,300 m3. The planned new building consists of a total of 3 storeys with a flat roof. The two above-ground storeys house the offices and residence, while the basement houses technical rooms, water cisterns and storage areas. Two garden courtyards are integrated into the longitudinal rectangular structure. The basic structure of the building is comb-shaped. The load-bearing structure is made of concrete and fulfils increased seismic safety requirements. External and internal walls as well as the inner column are constructed of reinforced concrete as load-bearing elements. Non-load-bearing walls are made of plasterboard. The basement is made of water-resistant concrete. The façades are clad with local natural stone in a construction style typical of the region. A wide overhanging reinforced concrete roof on reinforced columns provides shade for the offices to the south. For windows, doors and façades, an increased level of protection in terms of burglary and bullet resistance is to be implemented; the glazing is metal. Security elements must be imported from Germany. Most of the flooring is natural stone. The implementation of the construction measure is to be carried out mainly with local available material. Two additional guard buildings with garages and ancillary rooms will be erected along the boundary. Gatekeeper and guard buildings as well as the complete exterior security of the property correspond to the current security requirements of the Foreign Office. Car parking spaces are located on the same plot outside the boundary wall. The boundary wall in the area of the guardhouses is made of in-situ concrete (white cement) with a chiselled wall surface. All other parts of the wall have already been constructed in the same way as part of a preliminary measure. The surface is to be executed so that it resembles the existing structure. Some of the rooms are ventilated mechanically but window ventilation is the main focus. Heat pumps cover the heating and cooling load. The rooms are heated as far as possible by floor heating. Night-time cooling via a natural ventilation system will reduce the cooling load during the day. Grey water utilisation by a constructed wetland as a sustainable wastewater treatment is planned and reduces the property's water consumption. The flat roof is PV-covered for the building's own power supply. Access to the property is via 2 separate guard houses with a pedestrian gate and a vehicle gate. The already built in-situ concrete boundary walls of the property are to be secured with anti-climb protection and electronic monitoring devices. The outdoor areas in the entrance area are paved with natural stone. The garden areas on the rear side of the building are mainly planted with plants to maximise irrigation. Performance includes: 1. Turnkey construction and defect-free handover of an administration and residence building with external security, infrastructure (water, electricity, electrical work), as well as the construction of the outdoor areas and landscaping. 2. Workshop drawings on the basis of the documents provided by the client, such as implementation planning, details, specifications, calculations and information on standards. - The performance description is made by means of performance specifications. For the technical work, this is done in the form of a performance programme. A quantity determination is provided in the performance specifications. If the bidder requires further quantities for the calculation, these must be determined by the bidder on his own responsibility on the basis of the plans supplied with the performance specifications. The bidder shall bear the quantity determination risk. By signing the contract, the bidder confirms the correctness of the quantity determination. The totals for the several titles will be lumped together before the contract is concluded. - The performance description will be divided into several titles according to cost categories. All titles must be offered! - The contract is based on FIDIC Conditions of Contract for Construction (Red Book), First Edition 1999, in English as a unit price contract. - The "Particular Conditions" to the FIDIC Conditions of Contract for Construction (Red Book), First Edition 1999, will be included with the 2nd stage of the award procedure (bidding phase) and are negotiable. This procedure will be carried out under Award No. 24-00017 (please specify in case of queries).
